Plus one of the benefits you'll be interacting with lots of people - sellers and buyers and may by chance come across your future partner to jointly buy MFH.  

Going into a investment with the anticipation of taking a punch in the face is a sign of either a very over confident investor or a very naïve investor.

This would likely only come to friition and be an actual concern if the deal went south, which we don’t anticipate which is why we’re confidently moving forward with the deal.We’re fully subscribed with a waiting list!

Have you created a proforma, a spread sheet factoring the anticipated expenses?  

I don't post that much on here but I am trying to post more and interact more so here goes. 

In my assumption, I believe it would be just like owning residential multi family properties except that I would have a higher volume of interaction with the property manager.

Maybe even a little less depending on how much deferred maintenance you anticipate after the Rehab.Would I pursue this deal.  

The interiors of most units will need to be rehabbed, and we anticipated initial rehab costs in the $300,000 range.
