I would then look at how long their current lease runs until, and make sure you're documenting all of their payment receipt dates after you acquire the property. 

I have the balance sheet to acquire financing, and I have access to a lot of capital.. so I partner with great operators on the residential side, where they bring the deal, handle project management, & act as boots-on-the-ground, while I bring the money & can offer mentorship/guidance. 

Hi, I may be in a position to acquire a duplex where each unit is 1 bed/ 1 bath.The tenant is about to move out of one of the units and I was wondering how viable will it be to either add 1 bedroom to that unit or may be add 2 beds and 1 bath for increased case flow. any gotchas I should be aware of?

There are VERY FEW DEALS AVAILABLE RIGHT NOW….There is inventory for sale…butNOT…..Properties that can be acquired that;1) Will have minimum 80% equity vs ARV…after the ALL IN investment ( unless the cash down is way out of balance ) 2) CASH FLOW TODAY enough to cover all costs PLUS RESERVES and return all cash out of pocket in a reasonable time period.3) You could sell TOMORROW if you needed to and not lose any money4) Dont include rosey hopes of appreciation to cover negative equity Al last ALL… of the current wholesale deals are just trashy retail deals.

We've got stable W2's and good credit.I do own OOS rentals that I acquired over the past few years.

Secondly, these loan officers are frequently on the move either because the banks are acquired/merge or the staffers believe another bank has underwriting policies that will lead to more originations for them. 

For some background my firm's bread and butter is acquiring single-family flips and small multi-family opportunities for investors.

One of the worse things you can do as a wholesaler starting out is put a lot of time and effort into negotiating a listed property only to have other buyers purchase it right from under you, at your negotiated price, because you have neither the funds nor buyers in place to acquire it. 

But you get to the point where you realize more doors means first of all more headaches.As your portfolio grows you start seeing patterns and you ask yourself questions like: how do I grow my net worth, how do I acquire more cash flow and more (quality) debt, how do I grow my revenue without growing my expenses (my property management team).Door count is a REI phenomenon.
