Hey all,A developer I was talking to told me about a way to acquire properties by having the seller put the property in an LLC and transferring ownership of the LLC (or selling the LLC) with all it's assets to a new owner.

I know of credit cards that can be acquired for a business that has a very low rate, I don't know of a 0% card. 

How will you be acquiring your next purchase? 

Calculations say I can add a 1bd/1bath, 400 sq. ft. cabin with hot tub for $125k all inclusive.To the loan officers, between my mother and myself, what are our options to acquire funding based off the equity of the land without having high income?

It would be nice to get an overview the steps you took to acquire your 1st property.

Eventually, years down the road, I would like to sell some of the properties that I have acquired to pay off other properties and own them free and clear.

Purchase price: $310,000 Cash invested: $350,000 This was a full rehab 6 unit multifamily building.Our firm did everything from locating and acquiring the project, to managing construction, and then finished up by leasing out all 6 units for a premium rent.We used a construction loan to secure the property and do the rehab. 12 month term which we were able to do construction and lease out all units before taking out the original loan with a permanent commercial loan.

The LLC comes into play after several properties are acquired.

I am seeking to acquire more properties by way of this strategy but I’m having a hard time locating info regarding notice of default access.
