Does the time spent in re-development of a building (planning, financing, supervising, and construction) and renting the building to a business count for material participation hours to gain real estate professional status?

You are competing with a good number of local flippers, who know the areas well, have a team of contractors ready to go and will supervise the job on a daily basis.I have huge respect for anyone who has pulled off a BRRRR remotley!

You can actually build it yourself, hire the contractors and supervise the project.  

To become a real estate agent, you must complete 3 college credit classes and pass a State exam.Agents usually represent a buyer or a seller and are contractually obligated to work in their clients’ best interest.Agents are required to participate in trainings to stay up to date with the market and current legislation in order to renew their licenses every 2 years.All agents must be supervised by real estate brokers.Agents get paid by commission.

I am aware that in Michigan I have to do property management  under the supervision of a broker and pay the brokerage a commission and I am fine with that.

As a minor, you can make investments only under the supervision of your parent (or an adult) through a custodial account.

You can operate as an agent outside the MLS system (though you're still required to be under the supervision of a broker).

I hate to say this but they are lazy and need constant supervision.

I think that is really the only mistake here in this case because if the work was properly supervised this problem would not have occurred to the extent that it did. 

So, I am looking basically for a turnkey system/blueprint etc that I can follow and immediately begin 1) assembling the core 4 (and then the several other key support members of my team), 2) assessing and putting into place financing options, 3) looking for deals/finding wholesalers & real estate pros that will do so, 4) evaluating properties that fit my "BRRRR to college students" criteria, 5) making sound offers that have properly evaluated the buy/rehab cost to ARV and closing the deal, 6) negotiating and supervising the rehab process in a time efficient way, 7) ironing out the legal and insurance aspects of renting and lastly 8) marketing to college students so I have renters on contract for fall semester.
