Real estate professional status

Does the time spent in re-development of a building (planning, financing, supervising, and construction) and renting the building to a business count for material participation hours to gain real estate professional status? This is not a multifamily or self storage building. Already have hours from managing a rental and buying/selling a few SFRs as a realtor but likely not enough to make the cut. Also, have no other job or work hours besides being a realtor. Thanks in advance for your replies.
