As said before, it's not a hard fix usually; at most a few holes to patch, but you wanted to paint anyway...right?

The living room ceiling has a small crack across the entire room, patch or does it need replaced?

"Defer My Pay" is a great app for IOS and Android users that allows two parties to spread payments out over a few months to get the debtor out of a rough patch and allows the creditor to receive payments over time.

List price is $364,900 and probably needs about $10k in maintenance (interior paint, new carpet, roof repairs, removal of brick flower plants and patch stucco, deferred maintenance, etc.) and fixed up it would probably fetch $1,795/mo rent. 

That's OK with me because I always paint and clean anyway, and painter's often plaster and patch for not much more.

If it was a rental just patch it and keep an eye out for future movement (and make that CapEx reserve a couple % higher each month).

Houses in San Angelo are not only affected by the interest rates, but the oil patch.
