Maybe the top reason is about vacancy in houses are usually more painful in rental houses more than in apartment complexes. 

Or you find out that your PM found his wife under the keyboard player of an 80s cover band last week and is locked up for ag-assault in the county jail for thirty days with no one available to collect rent or continue the process of evicting those people on Center St. who might or might not be running a under-the-table daycare center/illegal pain pill distribution center out of your property...Does your whole house of debt collapse because Murphy wasn't in a good mood this week?

The commercial loans will obviously have terms, which can be a pain. 

I did an addition in a similar situation, and it was a pain.

I have a similar project going on and it is a pain in the butt trying to get ideas, and then trying to source the manufacturer and then vendor.

Finally, I can tell you from experience, a month or two of vacancy is much less expensive and painful than a year or two or five with a terrible tenant.
