and the reason I say CA is that ( and I think we had this discussion on another thread) is that when I was re upping my CA BRE license there was a pop up that said if us agents suspect anyone of selling RE without a license to file complaints and their was a link..

Personally the only thing I find awkward about it is that you have to "invite" people to fill out the application or pre-application by their email or phone, I'd rather have a link to apply that I could post on my listings rather than have people message me then I have to collect the email, then send them the application, but that's just a minor inconvenience for me.

Went through the tools section under BiggerPockets and it referenced "TransUnion Full Credit Report by RentPrep" and linked to RentPrep's site.

My choices would be if prices are no issue as in you can spend $1.2 million+ on a single family home: San Jose (10% appreciation historically, 44% in the last 3 years, link below), Santa Clara (both near Silicon Valley with major tech companies), San Mateo.
