I was able to use to cash to bargain for $60k cheaper on some $300k multi-family rentals listed on MLS as the sellers were in some desperate situations.My first 3 deals were with cash as it gave me really great deals.

I think what you have said is a brilliant deduction and a way to improve results.Here is what I am struggling with.So lets say you have to be in CA and you are in NY, and you desperately need to get there in 2 days.

It would be a lot more if the house needed the drywall/electric/plumbing gutted out, or a new roof, like a lot of fixers do, but I wouldn't go that far unless it was desperately needed or selling for flip.For me, a red flag will always be neighborhood, and after that, the only renovation item I've shied away from so far was foundation/structural on an apartment complex I had under contract. 

The down is desperate for new leadership, and with a few scandals going down, it may happen.

He doesn't really want to move, but he desperately wants someone to offer him a lot of money for his house so he can brag to his neighbors.

At the end of the day I desperately do NOT want to be involved with this company on any level after reading everyone's complaints and as of right now I have not paid them a penny or provided them with any financing information nor my credit card info and I have not responded to their two emails they have sent me.  

On Zillow, you have to change the preset preferences to even see FSBO listings, and most people looking in those settings are Realtors looking to find FSBOs to poach, wholesalers, and desperate buyers who think they can get a bargain because they are dealing with a regular person rather than a Realtor.

Do not be desperate.
