As far as drugs, I would deal with it in a non-curable breach of contract section such as: Non-Curable Breach of Agreement: Any of the following events will be deemed a non-curable breach of this Lease; (a) Police raid upon your Premises; (b) Your arrest for possession/sale/storage of any narcotic/controlled substance/chemical or herbal contraband in or about the Premises; (c) Failure topermit Owner's entry to the Premises following receipt of adequate notice; (d) Failure to cooperate with Owner or any pest controller/fumigator/exterminator following receipt of notice of such services; (e) Defaults by you causing Owner to serve more than two notices to pay or quit, in any twelve (12) month period; (f) A misrepresentation on your Rental Application; (g) Delivery of any security door/gate key to anyone not party to this Lease.

Now I certainly think stealing someone else's electricity is a crime, however, I would have a hard time believing she would get arrested if I actually called the police and described the situation.

I only read an article on CNN, so I might not be properly informed but this is what the article said: "1-- Create a new state misdemeanor crime of willful failure to complete or carry an alien registration document. 2-- Allow officers to arrest immigrants unable to show documents proving they're legally in the country. 3-- Ban so-called soft immigration policies at local police agencies and allow people to sue if they feel a government agency has adopted a policy that hinders the enforcement of illegal immigration laws. 4-- Prohibit people from blocking traffic when they seek or offer day-labor services on street corners."

For example: use an investor renovation loan, this is similar to a 203k except designated for investors (if you need access to some lenders, please PM me) - the loan requirements are 20% down against the acquisition & renovation budget, this will mitigate your need to do any escrow arrest for any point of sale violation list, you can prepare a thorough and well documented estimate, vet and properly structure your contractor relationship and set parameters on how it will proceed.

I began giving away money, making bad decisions, having very grandiose thoughts, I walked out on my family  (I had been married 27 years and had 10 and 11 year old kids), etc.Anyway, long story short, that episode lasted 3 months, then after a time I had another episode.When all was said and done I had been arrested 7 times, hospitalized 5 times, dissolved my partnership with my sister, and 3 of my 5 RVs were sold.

https://www.bostonglobe.com/metro/2017/03/28/after...It appears that in a privately owned housing complex in Mattapan, MA, a man who had been arrested for domestic violence, and whose girlfriend then refused to press charges, then three months later raped and murdered a neighbor.
