The city I'll be moving into (Columbia) has a great economy and decent taxes overall (as well as lots of places for me to hike as well as parks to enjoy) and when I look at multi-family appreciation (in 2-4 unit properties as that's what I was looking at - though there are very few 3-4 units in CoMO) it's not much of a difference the past five years or so. 

The District of Columbia sold the lien to an investor who foreclosed on his $197,000 house and sold it.

Otherwise, I think there are some great opportunities in cities right outside of Minneapolis (Fridley, Columbia Heights, Robbinsdale) that are close to home but not as restrictive.

I work in Columbia so i do not want to be too far from my work. 

I would like to begin my investing career in Sumter or Columbia, but I am still considering Virginia Beach as a great place to begin!
