I like that area too, especially Rosedale BBQ and Ponak's :) What is the deal with the rent to purchase ratio is it basically still lagging a lot?

.$910.00 Monthly fees include: Air conditioning, cable, quarterly pest control, trash, hot water, sewer, water, on site property manager, roaming security,maintenance for two pools, beach area, BBQ area, Cabana, lobby, stairs, elevators, parking.

I've done this with a customer living in their own house...I set up an outdoor kitchen with a fridge, microwave and BBQ.

You might consider making them smaller so as to not have tenants put a ton of junk and things like grills on them which might cause a fire or safety exit problem

The order of operations would go something like this: Zoning/permittingFinancingGrading the area, draining managementGravel or paved roads Pads creationSepticsWater linesElectricInternetMailboxescommunal areas (laundromats, gazebos, bbq areas, walking tracks, dog parks, playgrounds, etc)Infil of mobile homes Where I am from, most of the contractors who do septics can also do most of the rough and finish grading as well as any drainage needs.

Access to a nicer grill, fire pit, & lawn games like cornhole or canjam.
