Hello Misael, I would do a thorough market research to verify that you can get the rent increase you want, you might find out that the market is oversaturated with rentals.If you are trying to raise the rent $100/mo, 1 month of vacancy ruins your rent increase for the whole year.I would list the property for lease 45 days before your tenant's lease expires, if you have your property priced right you should get some applicants before your lady moves out.

I have another one under remodeling that I plan to do as a short term rental (no experience yet, but this house is next door to my home).I have a dedicated website that I maintain myself where I publish the details, applications etc, also list it on zillow and do the screening through mysmartmove.

If you hold it for 8-10 months you can start the application process and close on or after the 12th month.It makes very little sense to me to fix and flip a property if it cash flows and you have a good enough ARV to pull cash out and repeat the process.
