Whether it's real or not, I'd let the guy out of his lease by executing the "happy clause". ie, if you don't want to live here, I'll let you leave so you can find a suitable place.

Of course not everyone is bad and many ( like my company) can execute but we used Sub to for short term and we NEVER bought without substantial equity day one.
