My first wholesale deal has been completed and was very successful thanks to Bigger Pockets.

I'm trying to find a title company in Albuquerque new Mexico that has experience with wholesale transactions and are great to work with! 

I have done two BRRRs and am still a huge fan of the value adds (working on a 3rd deal flipping it right now) but would say since covid 95%+ of value add deals do not work for any equity creation even the bs wholesalers send out.

and can you recommend any agents who might have a decent flow of wholesale deals?

Find this one from a wholesaler.

Another question is if I'm looking at off market deals that come to me, I would need to come up fast with the money because the property may be sent to me through other means ( realtor, wholesaler, etc) than the MLS and nobody will wait for a Conventional Loan to close 90 days out. 

Maybe try working with an agent who has access to off-market and wholesale deals that you can get for below market value and do a quick rehab.
