Lots of people also seem to be turning to MTR vs STR.....I'd look at places near medical centers....Cleveland Clinic, Mayo Clinic, MD Anderson...and whatever other giant medical facilities are around that cater to people that aren't always local. 

I wouldn't invest in a vacation rental that wasn't strikingly unique.

Assisted living - for those that may have medical conditions that require them to have assistance.

As opposed to another property in the 60-80k range that's not as nice rehab wise but is in a much better area that is known to have medical job types that would still have decent cash flow.

Lots of prime real estate and interesting/unique properties and opportunities and plenty of sellers with a low capital base, willing to owner finance on homes and land.

It's a very unique investment in that I have to pay for all the utilities but the income is very good when the house is full.
