If you have the time and effort to build out a team of a investor friendly agent, contractors and a property manager then it's a very viable option but in todays time there will be very little to no cash flow.

Most people want out as fast as possible.  

Brian from AHP Serving reached out to me today, and showed me where I was in fact receiving my distributions.

Your bank today on the loan might have sold the loan to someone else, kept the loan and the bank was bought out by other bank, not loan as much on commercial real estate anymore, etc.

The other catch is the high interest rates today and doing a refi will be expensive.

The next thing I know they run up the water bill and leave town (which is today).

To add-on to what @Russell Brazil detailed, there is some important life changes that can fast-track things. 

Account managers have literally no idea about day-to-day operations and glaze over specific questions asked to delay and confuse owners.
