The inspection issues we noted particularly are:1) some leaks in the bathrooms and 1 kitchen (we will ask him to fix all these-nothing major)2) missing gas cap3) both furnaces need new filters or cleaned4) 9 year old and 17 year old hot water leak both leak at relief valve.  17 year old one has an active leak.5) Vent pipe from both water heaters not sealed at chimney.5) Electric panels (there are 3) - there are different brands of breakers.

That's a relief!  

@Hae-Yuan Chang  When I direct mail market to a list like this, i use the standard yellow letter, it may be a bit over used in FL but in Pittsburgh I would expect a 30% reply From those replies I would be looking for people who are either burned out landlords or people who need debt relief.

A lease option, and agreement for deed, a sandwich lease or a land trust deed subject to the mtg.Keep in mind, the seller may not care about receiving cash and simply wants the relief of not having to worry about a payment or any repairs anymore.Also if you are dealing with the selling agent, maybe offer them the 3% payment they would receive if they were splitting the commission with a buyers agent.
