Risk is not considered in this calc.I would argue NPV should be use a lot for residential analysis with a "portfolio" of risks to optimize returns so not all investments are in Detroit, nor are they all low margin, bread-and-butter investments either.Rick

Basically, this is a money loser for you because it's not your bread and butter. (3) You will spend a lot more of your client's money defending him in an IRS audit than you would if you had a bookkeeper/CPA contemporaneously keeping up with the books. (4) It's in your client's best interest to hire an accountant.
