They are good for a short term flip, less than 3 months or so, they can give you a proof of funds for your offers which will make your offers stronger and they can typically fund quickly, most within 2 weeks or so.

@Jeff V.Step one you go down your REIA and find the best contract attorney for residential property you can findStep twoUnderstand that even if you buy it on contract for deed like contract and you sell it for agreement as @Bill Gulley so accurately states, you have legal risks as to CFD like purchases, e.g. in finding the seller when you want to buy for cash and get on real title, seller going bankrupt, seller dying without a will, heirs contesting will, competency, etc.There are stronger ways to buy, as in a note and mortgage.Get a lawyer that KNOWS THE LOCAL JUDGES.

We as new investor some of us are trying to do that first deal,some of us have done two are three deal but we are unable to get our business off the ground like we want to.We have listen to all the teacher of real estate,learn all kind of system but we are finding that funding is our biggest problem.what would happen if we United as new investor,United our funds ,United our education put check and balance in place so no one get ripped off.Together we are stronger we can fund our own deal and help each other get off the ground.If this sound like something that can help you let us start talking!
