Some roofs don't have venting, spray foam is installed in the roof joists and the roof will stay cold without venting.

Sure spray painting the walls is annoying but some paint and new carpet will fix that with either sealing or replacing the subfloor.

Either sign up with the pest control company or spray on your own for regular ants, spiders etc. otherwise it gets out of hand sometimes.Hope this helps.
