currently don't own any property, have no desire to own property. but the renovating to increase rent is a smart long term play!

I think anyone who is holding property here with a long term view and doing it smartly is more likely to be rewarded for it than not.

That is super smart.  

I can tell you that using a quasi-double close along with a bridge loan is a smart approach, especially with the simultaneous closing on multiple properties.

Google street view doesn't show you that....or ends up that street view picture was from 2013, and when you drive in 2024 you find someone has dumped 1000 houses worth of used shingles there.Be careful and be smart. 

Betting that is going to happen again while new smart participants have entered the market(sophisticated players like black rock) and retail (everyone who watches finance youtube knows about real estate) I think is a foolish bet.

However, I'm in no place to lend legal advice or tax advice but the points I put up are just some things I've been researching so that I am better prepared to make a smart decision.

Be smart, be strategic.

Historically, it's a terrible strategy and your purchasing power will only erode due to inflation.That said, you want to make smart decisions and be pragmatic.
