@Caleb L.I would say it is fine, so long as your job is not just to find a property for an investor by middle man communications between a broker and the investor for a small payment (pretty much what a broker does).

Keep it simple starting out.

The #1 complaint about agents and PM's is communication. 

You can usually find some events by doing a simple google search.

I suspect poor communication was a reason that such a low percentage of people who paid $300 atrended (in San Diego I attended the STR workshop and room was full - this syndication workshop we sat around one table).I have heard Codie present and she is as good as you indicate but not an RE person. one of her lines is something like there are a lot of millionaire RE investors but not a lot of billionaire RE investors and I want to be a billionaire.  

The reason is simple...asset protection.

It looks like a very simple or basic apartment, and it needs some serious design pieces.

The reason behind that is simple: maintaining infrastructure for low density single family housing is cost prohibitive. 

Is the process as simple as finding a local builder (one that was recommended has 15-20 yrs exp.)?
