Once you are pre approved you can go shop agents, property managers, etc..If you get hooked up with the right agent or property manager they will have a top notch vender list they readily share with potential clients to make a smooth transition for all.

As time goes you need to establish systems and processes for smooth transactions.

If you did , prefill, you should just be able to sand smooth with a sanding block.

The deal is closed and had a smooth renovation and is giving decent cash flow, I just got bothered by those fees.

I'm sure it won't be a smooth process to get all 4 tenants to sign a lease.

In my experience, getting an architect that familiar with the jurisdiction and works in the area is a key to a smooth build.

If that's true, I would highly recommend building that reserve stockpile as fast as possible because even if this particular event goes smoothly, I can guarantee you at some point something is going to go horribly wrong and you are going to want to have the funds to cover whatever curveball you get thrown without needing to stress out about it.
