I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

I HIGHLY RECOMMEND HAVING A GC WALK the property with you...if the thought is even crossing your mind then the answer is yes.Up here in Chicago we charge a fee of $197 to walk properties a provide a page report with ball park estimation.With contractors especially you get what you pay for, so find SOMEONE WHO KNOWS THEIR TIME IS WORTH SOMETHING!

I have been doing a lot of research into where we might buy another STR and was looking at Big Bear Lakes, CA because it is very close to a downhill MTB park and my kids race DH and have always wanted to get a place close so we can go spend a few weeks there whenever we want.
