It won’t work out too well if you need to have a sheet of drywall replaced and do it BEFORE you replace a section of a leaking pipe inside the wall, because you will ultimately need to have the wall ripped open again and will add additional costs.

Ripping out the wood paneling/disposing it is costly and drywall/mudding and taping for an entire complex is going to hit your rehab budget hard2.
