We have a line of credit that funds the rehab costs.  1, Form an LLC if you have not already. 2,Track all of your expenses accurately.  3,Talk to a CPA about what you need to track and how (Ex:  new appliances for a home are taxed differently than flooring or paint, insurance, Mileage, disposables, tools, etc.) 

It definitely took a toll, but most of the structure was good bones, I ripped out the carpet and refinished the hardwood floors.

-The house and garages have wood siding with peeling paint.

I am new to this and off the rip I have two appointments scheduled.

Be aware that the lead paint laws require you to delead rental units within 90 days of closing in order to not be liabe for past tenants.

If not the bank starts the process that's the issue I see..Then don't get me started on the bad actors who will learn this and will not give two shakes for the seller .. once they realize their credit is not on the line .. rip rents all sorts of bad stuff. that's were i get the heartburn..

Full remodel otherwise with choosing a more attractive paint color.

The last wood deck I did we had some paint that had little pieces of sand in it to prevent tenants from slipping on the stairs and deck.

Painted whole home, new flooring, painted cabinets and new counter tops, finished basement.
