I would say that the section 8 experience has been overall the most rewarding on a deeper level.  

I know the law and do not operate my business based on other individuals that confuse moral with legal.  

Early Financial freedom will forever elude the person earning a middle class income, but who is unwilling to do some combination of quitting their job for something much higher risk/reward, like starting a business, drastically cutting back on expenses, etc.

Clear and concise communication, willingness to help, and promptness have been my biggest indicators for finding the right individuals.

It's probably up to the individual parishes.

If these are individuals and not members of the same family I would want invidual leases with each person.
