They need tax benefits and depreciation more than more ordinary income.For me, buy and holding in my backyard for long-term wealth and residual income was the way to go.

We realized an immediate profit of $2,242 on the sale of the note AND retained the right to receive 120 monthly payments of $1,096.96 each commencing in 15 ½ years.To recap: • Payments bought: 306 • Payments sold: 186 • Payments retained: 120Money was made at closing but even better, we retained the rights to a future residual income stream totaling over $130,000 ($1,096 x 120).Fast forward 12 years and the note paid off early.

It's a low barrier of entry, you could do it part-time if you have to, it'll save you money on your deals, and you can do property management when working for a broker that allows you to do so (the beauty of that is, you can get residual income from property management and commission checks).

The residual profits (which can be a large percentage of the total earnings) are counted as "dividends" and not subject to payroll taxes.

If you still see water dripping, it is most likely, just the residual water that the sheet rock or plaster is holding.

The cement floors would literally get very damp to physically wet not from cracks but from the constant infiltration due to the hydrostatic pressure building up under the cement flooring & against the walls.I redesigned the sump pump system to discharge 30 feet downward from the natural slope of the lot & the perimeter of the basement walls.The basement is now so dry we no longer need the dehumidifier on nor does the floor exhibit any residual dampness.When I built my sons home we completely surrounded the perimeter of the home with a drainage system that directs the roof runoff & sump discharge 100 feet away to a French drain.
