Comparing yourself too much with others or norms overall probably leads to unnecessary anxiety. 

I sense some quiet desperation / anxiety in your posts - so go for it in the Spring when market makes it annual upturn in activity.

We have no recurring income but have passion to do it.

You capitalize value and subtract the immediate repairs to arrive at a fair purchase price.The accrual numbers, however, are recurring monthly/annually.

Is it a one time fee or recurring like in property tax? 

It will usually be over $3000 (and maybe substantially more) with taxes, insurance, maintenance, recurring CAPEX, management, marketing, etc.

You will have to identify and resolve the moisture source or it is going to recur.

Will F.My suggestion is having a contractor (or handyman) look at your units and give you a set price per unit type for the work you describe and say that this will be a recurring gig if he continues to do a good job.
