The tenancy is held until they return the premises to me and/or a properly obtained and executed writ of possession from a judge sets them out on the curb.Your state laws may vary.  

If so, I’d feel comfortable retaking possession.

If this is a small slice of property that hasn't been used by the claimant or his predecessors for 30 years, then a lawsuit against you is unlikely.But if you are sued, then based on what you've posted, you have a valid (legally cognizable) defense.  30 years of continuous use of the property by you and your predecessors constitutes (Adverse Possession and/or Prescriptive Easement). 

Took possession on 1/23/2020, used the first week to have the entire house painted (ceilings, trim, doors, walls) and floors cleaned.

A traditional wholesaler purchases inventory in bulk (or at minimum takes legal possession of it via a contract), and then sells it to retail outlets. 

VACANT possession as all those we inherited were POSSESSED. 

For the recipient to maintain the asset they would need to bring the mortgage current otherwise the bank would go through with the forclosure and take possession of the property.

However, like all enforcement of court orders, the sheriff is there to transfer possession back to the landlord on day three. 

Others would rather credit at closing and hope to get it done cheaper once they have possession.
