Combine that with perpetually higher inflation that's going to help hedge the appreciation, but keep your costs high to maintain.

I'd say stereotypically what you'd expect to find outside a military base: strip club, tattoo parlor, liquor store, used cars. :) Then you also have to contend with jet noise in Hampton Roads.

I know there is stereotypical organic advertising done via Facebook groups & short-form videos on TikTok & Instagram.

@Avery Carl nailed the stereotypes of the areas. 

I'm no fan of Intuit, the company, and feel they perpetuate the horrible situation we find ourselves in because they make money off of it, but their software is GOOD and is thorough (for at least non-RE things), efficient (importing data, analysis v. prior years, etc) and explained a lot which was the point I was making to the preparer. 

Or are the South San Francisco stereotypes not totally true?

Probably largely because quite a bit of the economic activity in the Cleveland area is situated outside of the city proper, in the dozens of suburbs around it, it belies the stereotype that Cleveland is a dying old city without much of financial engine left in it.
