In fact I'll encourage you to pursue your vision because I'd love to hear your success story.

The saying is "Hindsight is 20/20" as in perfect 20/20 vision.  

I get letters from Realtors all the time soliciting to sell my 6-units and they provide their vision of 'comps' and a) I giggle and b) they've shown they can't analyze MFU 5+ properties.

This helps them see the same vision that I do when I look at a project.

You need a vision, education, and action.

The way we both got on the same page was our "long term" vision.

There is no magic number.It is a fact, if there is not enough return, you do not have enough cushion in case the investment does not pan out the way you visioned.

Although not completely necessary my vision included, power, water, maybe light sewer, landscaping, picnic tables, etc..
