Basically I model out for my clients very conservative growth patterns so with an apartment complex you will have principal paydown, tax writedown, hopefully appreciation through increased annual rents, and also cap rate compression hopefully when you sell, and cash flow along the way.

On that same bathroom, will most buyers be satisfied with the low priced ceramic tile you can get for less than $1/foot, or should you splurge some and step it up to $3 or $4/foot tile, along with adding those expensive detail tiles as well, maybe put some kind of fancy pattern in there, too.
