The people involved have a particular amount of assets(equity) and no or negative monthly cash flow. 

Just remember: most negative reviews are written by problematic tenants.

I wish I could say I don’t see BiggerPockets as an organization in a more negative light now, but I do. 

Like others have said, understand the concepts, then analyze the properties with today's prices and numbers.
