I believe from new information from NAR we might be seeking leveling off of increasing prices , or better said pressure on pricing  increasing ...What are your thought...

The title Realtor can only be used when you join National Associate of Realtor and the other required local associations; this means that a licensed agent promises to abide by and practice all the morals and ethics that the NAR stands for.

I currently have my license with a broker that charges me $195 per transaction on the buyer side with no support, which is perfect for me.The main reason I want the broker license is to list my own properties.In order to have MLS access as a broker in Miami, Fl, do I need to be part of local association or do I need to be part of both local and the NAR?

You can use National Association of Realtors (NAR) Realtors Property Resource to get information on properties outside of your subscription area.

The extension would have to be up to current building code (i.e. electrical, smoke det, etc.)...architect can tell you more.  

He/ she gets paid for being your advocate and handling your matters in a professional way.When choosing an agent, check if they a re a member of the local Board of Realtors and member of the NAR ( National Association of Realtors) because they have a code of ethics they have to follow. 

That is one of the reasons the fees you pay every year for NAR to advertise to the public to overcome rooky mistakes and outright fraud and other misconduct of agents.
