Just minutes away is not a good determination of rents.

I work with an auctioneer who is selling a 103 unit hotel at auction in the southeastern part of the US.

The problem I always encounter is, you own the project for life.  6 years later they will call and say, "you remember that doorknob you installed?". 

I feel like this is the best option available right now.  

Getting more than 1 aspect on 1 property is a bonus. 

And know what your cost of lending is on a daily basis. 

This would be in central Jersey which is still a hot market as a result of record low inventory.I am planning to do this strategy since I want to put low money down (10%) on a construction loan and achieve a quick build to lower my holding fees. 

My property is about 1 mile from the long trail.
