Maybe a co-working space or professional like a builder/remodeler, real estate brokerage, mortgage broker, therapist, chiropractor, massage therapy, dentist, doctor etc.

I want to point out that having been initially the listing agent in the sale of my home, and now on the buyer side, she has the right and advantage of being able to tell the buyer anything that she learned about my situation and property while my listing agent that will enhance the buyer's purchase to their advantage. 

Nothing says you can't take classes that will enhance your career.

That’s just my personal thing.Of course you have to pay a premium for waterfront property and *might* have to have flood insurance (2 of 4 of mine do), but they aren’t building any more rivers, and I believe the price appreciation for these types of properties is greatly enhanced due to the water amenity.

They get used when people first move in, but after that they just get used to massage sore muscles with the jets.

I think you have to paint the picture of a long and happy future together and that it can be enhanced by Real Estate investing and that it need not take up time in your lives. 

Some deals in this environment might not survive a HM loan with an inexperienced flipper.Do some searches here on BP to enhance your knowledge, there are many articles and posts searching for Hard Money, Private Money, etc.

Painting it is the way to go; the siding will last for a long time and the painting will enhance the appearance.
