If you want to split hairs a double close could mean you close on the property and resell it at a later day maybe even the next day but a simultaneous close would be one close right after the other only minutes apart. 

But why be the 70 yr old white haired guy driving the porche/ferrari?  

You can't pick the credit bureau but I would push back on that as it sounds like you might be splitting hairs a little.

A local investor with a laser focus on his particular niche will always outperform everyone else, even in a mediocre market.

Get laser focused and figure out what you want to do.

You should be laser focussed on that rather than worrying about buying a house.
