What has worked for me is duplexes and single family homes. 

The lot rent from the mobile home that will be on there will be roughly $400.

Is the same thing happening in the neighbor's homes? 

This is not a market for a generic, new build, cookie cutter home in an HOA neighborhood!

And large hedgefunds also to the same, they sell a large amount of homes in a group to another hedgefund.

In a perfect world that’s how I would start since it would be a lot easier than buying a home but I’m sure there’s some things I’m overseeing.

Other risks, the contractor walking off the job, a storm hitting and delaying the project for weeks, someone breaking into the home and stealing stuff (which happened just the other day to a client of mine), a squatter, or drunk driver driving into the house (happened a lot at my old job as a firefighter lol).

Everybody wants a home run on year 1 of their first deal which is why many never get started.
