@Carter McGillI would rent the property, get an appraisal, pull out the equity & refinance (when rates drop a bit) If you are in this for the long haul small cash flow won't matter much. 

Difficulty working with architecture firms to draw plans, fix them, fix them again, and working to get an inspection from the DOB.

Go to college and get a firm background in math and finance and - most importantly - whatever interests you as a human being.

But, any retirement plan or investment strategy should have firm understandings of associated risks and the discipline to mitigate and steer clear of them.Brandon W.

If not, an easy way to find one would be to look up people who recently bought houses in cash, or search for those firms online if there are any locally.

That specific example I gave to you was turned back by the listing agent, and the listing agent's little firm cause of how "insulting" it was and how I out of touch I was by even suggesting something below 10% of list.

You get better service from a local firm than one further down the road, and the results may be better!
