The repair guy is suggesting to replace the flooring of the bathtub because patches would crack in a week or two.

This building is an older federal building with a main floor of about 30,000 sf with about 18 ft ceiling.  

If I'm already going to be having to fix a lot of the main living area drywall, flooring, and balcony tiling, should I consider options to “enhance” while I’m at it to make the expense more worth it?

Inspecting revealed a water leak from the second floor, above the garage, that shorted the light.

I do not feel as though the pet fee they paid means they don't have to keep floors clean, I needed to pay a professional carpet cleaner to try to remove the dog smell.

We updated everything, from the floors to the ceilings.
