@Julie Marquez meant to add: take a close look at parent groups in the area…around here there are a number of highly talented professionals who opted out, temporarily or otherwise, of the rat race for kids and have gradually built up their clientele for stuff like this.

It is better to increase rent year to year as the gradual change is less likely to scare the tenant away and they know to expect it every year and to budget accordingly.
