There is a lot of foreign capital coming in to this city as well as Hedge Funds and other institutional investors coming in, which is inflating prices.To find a good deal, as a small mom-and-pop investor, you will need to do a lot of networking with reputable (emphasis on "reputable") wholesalers in the area and invest a lot in marketing to come across an off market deal that makes sense.
