We don't see enough emphasis here on BP, from the wholesaling gurus, and in the REIAs about the importance of performance and reputation building.

@Hiren Patani, I think you also have to put a bit more emphasis on what your exit strategy will be.

So yeah, we use imagery of Christmas but with a more globally appealing "Happy Holidays" wording.  

The global economy is very complex and intertwined.

There is a lot of foreign capital coming in to this city as well as Hedge Funds and other institutional investors coming in, which is inflating prices.To find a good deal, as a small mom-and-pop investor, you will need to do a lot of networking with reputable (emphasis on "reputable") wholesalers in the area and invest a lot in marketing to come across an off market deal that makes sense. 

I think your emphasis on flipping and of course your great real estate office are the way to go. 

Emphasis you're making a cash offer with no financing contingencies, can purchase the property in as-is condition, and can close in a short time frame.
