Alternatively, you COULD also refinance and use the equity to purchase something with more cashflow which would allow the deal to 'pencil' without leaving you in the red every month/year. 

I'm not stating an opinion so much as just throwing out alternative ideas which seem to be ignored in most conversations nowadays......

But, I am alway mindful of how my money is performing relative to its possible alternative uses and the fixed deposit rate is perhaps the easiest rate to focus on for a comparison.

Additionally, installing a makeup air system along with a ducted vent hood seems impractical and costly.I've considered alternative options such as a recirculating vent hood, but I'm concerned about its effectiveness in removing grease and smoke. 

Alternatively, submit the offer with the SELLER removing the tenants, not you.
