We have really high demand for MTRs here in Columbus so that definitely helps - our properties are usually booked by referral before we get them listed.

Taking action for you right now, because it doesn't seem like you know much, is going to real estate investor meetups, reading books, listening to podcasts, and asking a lot of questions while building relationships with other investors.A VA house hack is overall a better option, but comes with more overhead.

 $600 is really not a huge increase in my book.  

This week in my rat race commute I started listening to audio books about investing.

I know there are a ton of books and videos out there to explain this.

I have been listening to the BP podcast and been reading the forum as well as RE books.

I have more pictures of Christmas decorations  but of course some people book months ago for Christmas and Thanksgiving.Since Pogeon Forge is a huge holiday destination we get a couple Christmas pictures up year round.

Though, it's been a far better education than any book or course on real estate.  

This is also something I read in the bigger pocket book that I invested in over four years ago lol, but thank you for the refresher.
