Look at all of the options before you exhaust your own cash like down payment assistance if it's a primary or cash out of another property for the DP.

also missing a cover- Smoke/Carbon detectors repair/replace needed - Sheetrock to be installed above boiler in attic - Rusted main sewer pipe - Sump Pump needs to be repaired - Master Bath Tub and upstairs hall bath sink slow drain, loose Toilet, broken vent, missing light bulb - Laundry Dryer venting replace for ribbed exhaust vent, missing GFCI- Windows - some missing grill, some hard to lockShould I be worried about some of those items?
