Contemplating a 1031 .

I've got a couple scenario's that I'm contemplating and just wanted to run it by the Biggerpockets community to see if yall have any insights, suggestions on how to proceed. 

It took me a lot of contemplation before realizing that it was the right choice for me and my situation and I wouldn't have done it any other way.

Currently, I am a little cash crunched as I contemplate how to best develop a passive stream of income, but I happened into an unexpected $20, so I want to use this towards getting some education (as opposed to padding the tight budget, which for the near future is going to remain tight.

I've been buying non-performing notes, which I can also manage anywhere I can get an internet connection.I'm interested in hearing the pros and cons and feedback from anyone contemplating doing what I've done, or who has done it.

I contemplated making an offer below asking price and offering the former homeowner cash for keys or just waiting till the ban on evictions is over.
