You could have barriers to collection by way of the trust's presence.  

As a Mortgagee you also have a right to file a claim for loss created by the presence of the sinkhole.

I am not confident in WF albeit for the account I have (MD law requires a local presence for my rental) I will not be contacting them again for anything regarding loans.

DanTips: I would say call around to your local banks first - I started with the smaller banks and then called Wells Fargo only because I currently bank with them (for reasons of needing a local presence for my MD rental).
