I’m thinking about coaching, which I’ve done in the past and loved, but also looking for recommendations in that direction too.

I've come across tons of coaching opportunities but nothing that I could easily afford, and still maintain my safety net for other expenses.I'm looking to start with wholesaling, and eventually include fix & flips and acquire rental properties.

Appreciation and debt pay down May lessen the loss over time.I would encourage you to get either some coaching or mentorship or guidance from some fellow experienced investors to help you with your next deal because the way you explained the numbers, you weren’t in a good deal from the get go.

You might find that your area doesn't work well for BRRRR investing (I coach many in your area... and they've all decided to move to out of state investing as the numbers just don't work in SoCal).
